How to Choose the Right Roofing Material

tile roofing, metal roofing, asphalt roofing materialsThere are many roofing materials that can protect your home. Some are rarely seen in Florida like slate and wood shake. Asphalt remains the most popular but is losing ground to both metal roofing and tile roofing. So, how do you choose the right roofing material for your home? The biggest influencer is your budget. From there it comes down to your HOA and your personal preference. Here are a few things to know as you begin to consider the right material for your home.

Cost

When finances are a factor, you’ll likely end up choosing asphalt shingles as they are the most budget friendly. Metal roofing and tile roofing have a wide price range but tile generally comes out as the more expensive of the two. Of course, if you plan on being in your home for a long time, you may want to spend a little more now and avoid a second roof replacement in 15-20 years as both metal and tile roofing last much longer than asphalt shingles.

HOA

There are many communities in Orlando where the architectural committee mandates the roofing material. If yours does give you a choice, it’s usually between architectural shingles and tile roofing. However, we’ve found that some HOAs are allowing metal roofing that appears to be shingles. Check your community regulations before selecting a roofing material.

Preference

Some people love the look of traditional clay tile. It may even suit your home best of all the options. Because roofing is something that many homeowners only consider once or twice in their lifetime, it’s worth looking at the currently available options. Roofing styles change, manufacturing techniques have evolved, and the features in different manufacturer’s products changed as well. You may find the color and features in a material you hadn’t previously considered with all the benefits you want in your new roof.
