Some quotes reference a roof tear off while others say roof overly. What are the differences and benefits to each one? Certain municipalities in the area allow for up to two layers of shingles on your home, just because yours is one of them, doesn’t mean it’s a good idea. If there are already two layers of shingles on your roof, you must tear them both off. The weight of another layer isn’t safe for roof’s structure.

Tear Off Benefits and Drawbacks

Perhaps the biggest benefit of completely removing the layer of shingles from the roof deck (the tear off) is that it is completely exposed. When your roofer can see the wood, he can determine the need for any repairs to the deck itself prior to installing new shingles. When the shingle’s foundation is sound, the roof will last longer.

Being able to replace the underlayment is another benefit. New underlayment helps provide better protection to the roof’s surface and ultimately your home. Perhaps the biggest reason to consider a tear off is the shingle manufacturer’s warranty. The downside of the tear off is that it is more expensive. Your home will also likely be a day (or two depending upon the home’s size) without a layer of shingles. The reason for the extra expense is not only the contractor’s time but also the fact they have to pay to dispose of the old shingles and waste.

Overlay Benefits and Drawbacks

You’ll notice that quotes for an overlay are generally less than a complete tear off. To some homeowners that is reason enough to consider that method. If you are still in the home when the next roof replacement is required, the disposal fees will cost you more so the overlay may eventually cost you more.

Another thought some homeowners have is that there is a benefit to having two layers of shingles. This isn’t really benefit. If there is mildew or mold on your existing shingles and you choose an overlay, that fungus can continue to grow (remember it likes dark, damp places) and essentially rot your new roof from the inside out. Lastly, the added weight may be a negative for your home. A second layer of shingles can weigh as much as 5000 pounds. If your home’s structural integrity can’t support that, you will have more problems down the line.
