Asphalt shingles and metal roofing don’t require as strong a roofing structure as tile roofing. On the other hand, if you have a tile roof installed before the early 1990’s and you want a different type of roof, you may need a new roof deck installed.

Initial Cost Versus Ongoing Maintenance

If you’re planning on staying in the home for a long time, you may want to consider what you’ll be spending on the life of the roof rather than just the initial cost. Metal roofing requires little maintenance and last twice as long as asphalt shingles, but costs more upfront. Tile roofing is in the middle as far as maintenance goes but costs the most of any roofing material commonly used in Orlando. You may also receive a discount on your homeowner’s  insurance for metal or tile roofing. Asphalt has the shortest lifespan but costs the least and you’ll be calling your local roofing contractor for repair more frequently. Just remember you’ll likely replace your asphalt roof two or three times in the same time tile or metal roofing lasts.
