There are many determining factors for the right type of roof for your home. If you’re not locked into a particular roofing material by your HOA or architectural review committee, then you have more options than many people. The primary types of roofing in Orlando are metal, tile and asphalt shingles. There are pros and cons about each of these. Here are some things to consider about each roofing type.

Asphalt Shingles

However, with our weather, it’s not the best roofing material. The downside of shingle roofing is that it is negatively affected by strong wind and hail. Some shingles are made to better withstand the wind than others. Also, when you hire a quality installer, they’re more likely to use the right nails and do the installation the way the manufacturer recommends. Of the three major roofing types, asphalt has the shortest expected life ranging anywhere from 10-20 years. On the plus side, they are the least expensive of the three major types of roofing in Orlando.

Tile Roofing

Both are highly fire resistant and last longer than asphalt. Some tile roofing can last up to 50 years with proper maintenance. Tile roofing, especially concrete tile, does better against wind and hail than asphalt. Tile roofing is heavy and sometimes requires additional support in your roof if you’re switching from asphalt to tile. Concrete tile is less expensive than clay tile, but both will cost more than asphalt shingles. However, because they may last two to three times as long, you may find that your average cost per year is about the same.

Metal Roofing

It’s also because of the advancements in metal roofing. It comes in many colors, some of which are ENERGY STAR® rated. Newer styles can look like tile or slate. The cost for a metal roof is between tile and asphalt but you’ll get as long a life out of it as you will concrete tile.
