If you want your roof to last as long as it should, there are three things you can do. Of course, no roof lasts forever. An asphalt shingle roof should last 15-25 years depending on the shingle type. While a metal or tile roof should last 30-50 years. Here are some things you can do, no matter what your roofing material is, to put off a roof replacement for as long as possible.
1. Maintain It
Proper roof maintenance is the number one way to help your roof last. The best method is an inspection at least once a year by your roofing contractor. They can seal any small gaps in your flashing to prevent water intrusion. They will also look for irregularities or issues with your shingles, fascia, and soffits that may lead to an issue in the future. Plus, when you have regular inspections, your roofer will diagnose small issues before they become big problems.
2. Keep it Clean
Keeping your roof clean is one of the easiest things you can do to help your roof last. When you keep your roof clear of debris, mold, mildew, and algae don’t grow. They can all have a negative effect on your roof. Clean gutters are second. When your gutters are clean, water doesn’t back up onto your roof which can lead to a roof leak or premature aging of your shingles, especially at the roof’s edge.
3. Hire a Quality Installer
As a HAAG Certified Residential Roofing Inspector, we find that the vast majorities of roofs we inspect that have issues early in their life are not properly installed. When you’re looking for a new roof, check the quality of the roofing installer you’re considering. Not all roofers are the same. Some roofers install a complete quality roofing system while others use quality shingles but inferior nails, underlayment and flashing. This can make a big difference in the life of your roof.
