Choosing the Material
The slope of the roof partially influences the roofing material. Some homes have flat or low slope roofs but that’s more the exception than the norm. Any building with a steep slope roof has the options of the following roofing materials:
- Asphalt shingles
- Tile roofing
- Metal roofing
- Shake
- Slate
The most common flat roofing choice for commercial roofing is TPO, followed by EPDM, Mod-Bit and PVC roofing. A low slope roof can have metal roofing or one of the flat roofing options.
Installation
A roof replacement on a home may take as little as one day for an asphalt shingle roof. Tile roofing and some metal roofs take a bit longer, but on average, it takes less time to replace a roof on a home than on a business. Part of the reason is the size of the roof, but another reason is the steps involved. Whether you’re talking about an asphalt, metal or tile roof, it needs to be removed first. Next, repairs will be made to the roof deck. Then new underlayment and roofing material is applied and you’re finished.
A commercial roof replacement can involve days or removing old roofing matter, multiple repairs from inside and outside the building and then application of the new roofing material. Depending on the type of roof, seams may need to be sealed. Sometimes, building owners add a roof coating on top of the new roof to increase solar reflectivity or to maximize the life of the new roof.
